the first 15 words,
It is vital to catch a prospect’s attention as soon as possible, which is why we’ve analyzed the best words, phrases and topics to reference in the opening of your description.
The data shows that the best words and phrases to use in your opening often fall into one of the following categories: flexibility/options, light, upgrades, and expressive adjectives and verbs.
Thoughtful:

Descriptions using “Thoughtful” perform well in openings; while it only performs slightly above average outside of openings, descriptions using the word “Thoughtful” in the first 15 words are 2.2 times more likely to receive a favorite. “Thoughtful” is often used along with “Modern”, “Design” and “Updates” in strong openings.

Sunlight:

The concept of light works well in openings, and “Sunlight” is a great word to use in your first 15 words. Openings that use “Sunlight” are 2.2 times more likely to receive a favorite. Top combinations include Natural + Sunlight – this combination results in descriptions that are 2.9 times as likely to receive a favorite.

Possibilities:

Possibilities” speaks to the flexibility and options that a property offers. When “Possibilities” is used in the first 15 words of a description, the property is 2.1 times as likely to receive a favorite. Strong descriptions using “Possibilities” often use “Endless”, “Imagine” and “Amazing” along with “Possibilities”.

Delight:

“Beautifully landscaped” performs twice as well as it does in openings as it does outside of openings, so be sure to use it at the beginning of your descriptions. When “Beautifully landscaped” is used in the first 15 words, the property is 2.1 times more likely to receive a favorite than the average description. One of the top combinations is Beautifully landscaped + Charming; descriptions using this combination in the first 15 words of a description are 5 times as likely to receive a favorite.

“Beautifully landscaped” performs twice as well as it does in openings as it does outside of openings, so be sure to use it at the beginning of your descriptions. When “Beautifully landscaped” is used in the first 15 words, the property is 2.1 times more likely to receive a favorite than the average description. One of the top combinations is Beautifully landscaped + Charming; descriptions using this combination in the first 15 words of a description are 5 times as likely to receive a favorite.

Beautifully Remodeled:

“Beautifully remodeled” performs well anywhere in a description, but especially in the first 15 words – descriptions using “Beautifully remodeled” are twice as likely to receive a favorite than average descriptions. A top combination is Beautifully remodeled + Gem, as descriptions with this combination are 4.4 times more likely to receive a favorite.

Perched:

“Perched” is a word that is ideally suited for openings – descriptions that use “Perched” in the first 15 words of the description are 2.2 times more likely to receive a favorite. Conversely, when perched is used outside the first 15 words, the description performance declines to about average. “Perched” openings focus on appealing views – words that are often used along with perched in strong descriptions are “Above”, “Views”, “Deck”, “High” and “Hills”.

Light-Filled:

”Light-filled” works well in descriptions both in the opening and outside of the opening, but performs better in openings. Descriptions that use “Light-filled” in the opening are 2.4 times as likely to receive a favorite; outside of the opening, “Light-filled” is 1.7 times more likely to receive a favorite. Light-filled + Inspired is a top combination: descriptions that have openings that include both “Light-filled” and “Inspired” are 4.2 times as likely to receive a favorite. Other top combinations include Light-filled + Design (4.1 times as likely to receive a favorite) and Light-filled + Boasting (4.5 times as likely to receive a favorite)

Sweet:

A high-performing word to use anywhere in a description, however, “Sweet” is extremely valuable when used in the opening of a description. When“Sweet” is used in openings, the description is 2.4 times as likely to receive a favorite; outside the opening, descriptions are about 1.6 times as likely to receive a favorite. Sweet + Vintage is a top performing combination in openings - these descriptions are 7.8 times as likely to receive a favorite than a typical description.

Vision:

The word “Vision” works best in openings, as descriptions using “Vision” in the first 15 words are 2.4 times as likely to receive a favorite, far better performance than when “Vision” is used elsewhere in the description. “Bring your vision” is a common, high-performing formulation in these openings –these descriptions are over 3 times as likely to receive a favorite.

Sun-Drenched:

“Sun-drenched” is ideally suited for openings -when it is used within the first 15 words of a description, the property is 2.8 times as likely to receive a favorite. When “Sun-drenched” is used elsewhere, it has close to average performance, so when appropriate, try to use the term in your opening for best performance.

Charmer:

“Charmer” is an inviting word that performs well in general, but especially in openings, as descriptions that use “Charmer” in the first 15 words are 2 times as likely to receive a favorite than an average description. “Charmer” descriptions perform even better when paired with words such as “Vintage” (Charmer + Vintage descriptions are over 5x as likely to receive a favorite), “Nestled” (Charmer+ Nestled descriptions are 4x as likely to receive a favorite) and “Character” (Charmer + Character descriptions are 3 times as likely to receive a favorite.
