The word “Garden” is a powerful word to use in descriptions. Let’s take a look at the numbers: Garden appears in about 4% of all descriptions, and these “Garden” descriptions are 1.9 times as likely to receive a favorite than a typical description.

“Garden” performs best when used on moderate to high-priced homes; it only has average performance in lowpriced homes, so be sure to include it, where possible, on your higher priced listings.

Things to consider

As you might expect, “Garden” performs much better for single family residences. Descriptions for single-family homes that use “Garden” are 2.2 times more likely to receive a favorite.

“Gardener” is a variant that also performs well – single family descriptions using “Gardener” are nearly 3x as likely to receive a favorite than the typical description. “Garden” does not perform as well for town - home descriptions, so focus your use of this word on your singlefamily home descriptions.

One more thing

We all make mistakes, but try to get the spelling right in your descriptions. To demonstrate the impact of typos, a description with the word “Gardner” (a common misspelling of “Gardener”) is 2.5x less likely receive a favorite than the average listing.

Combinations matter

The data shows that the real power in descriptions is using certain words/ phrases/concepts in combination with each other. There are many words that resonate with potential home buyers, but using powerful words with certain other powerful words amplifies the impact of the description, and leads to more favorites.

Here’s an example. The word “Tastefully” is a high-impact word in de - scriptions. Descriptions that use “Tastefully” are 1.5 times more likely to receive a favorite.

However, when agents use “Tastefully” and “Beautifully Remodeled” in the same description, performance improves: these descriptions are 4.5 times as likely to receive a favorite.

Finally, when a description uses “Tastefully”, “Beautifully Remodeled” and “Spacious” in the same description, the description is over 6 times as likely to receive a favorite.

This is only one example, there are many examples like this and of course, you’ll need to make sure these combinations apply to your property before you use them.
