“Bright” improves performance when used in descriptions for single-family homes. These descriptions are 1.7 times more likely to receive a favorite than typical descriptions.
“Bright” performs slightly better in higher-priced, more luxury homes, as these properties are 1.6 times as likely to receive a favorite. However, “Bright” performs well across all price points, so feel free to use where appropriate in properties of any price.
“Bright” also performs slightly better in properties with highly rated schools, as these descriptions are over 1.7 times as likely to receive a favorite. By comparison, properties in low-rated school districts are about 1.4 times as likely to receive a favorite when using the word “Bright”.
Bright” descriptions perform very well when used in close proximity to the following topics:
“Bright” descriptions perform very well when used in close proximity with “Sun” and other variants. For example, descriptions using “Bright and Sunny” are twice as likely to receive a favorite. Another “Sun” variant that has strong performance in descriptions is “Sun-filled”. Sun-filled + Bright in close proximity results in descriptions that are twice as likely to receive a favorite.
“Bright” descriptions also perform well when used in close proximity with “Open” and other variants. For example, descriptions using “Open floor plan” and “Bright” are more than 3 times as likely to receive a favorite than a typical description. “Open living room” and “Bright” also performs well. These descriptions are 2.3 times as likely to receive a favorite.
A similar concept to “Open”, “Spacious” works very well with “Bright” descriptions. For instance, “Spacious backyard” and “Bright” descriptions are nearly 3 times as likely to be high engagement. When “Spacious floor plan” is used in “Bright” descriptions, the descriptions are 2.5 times as likely to receive a favorite.
“Modern” and “Bright” descriptions are 1.7x as likely to receive a favorite than typical descriptions. Phrases such as “Modern kitchen” and “Modern finishes” perform particularly well in “Bright” descriptions, as they are 2x as likely to receive a favorite. Again, we see the value of combinations, which is evident in the case of “Modern” and “Bright”.
“Modern” used without “Bright” is 1.3x as likely to receive a favorite - still good, but using it with “Bright” improves performance.
Descriptions using “Copper plumbing” and “Bright” perform extremely well, as they are 3.2 times as likely to receive a favorite.
“Picture windows” are a feature that should certainly be highlighted in “Bright” descriptions, as these descriptions are over 3 times as likely to be high engagement descriptions. “Picture windows” and “Bright” are yet another example of how combinations of words can improve performance. Descriptions using “Picture windows” without “Bright” are 2.5 times as likely to receive a favorite. Including “Bright” along with this feature significantly improves performance.
Using “Perfect space” as a descriptor combines well with “Bright”, as these descriptions are 2.9 times as likely to receive a favorite.
